Whenever possible, submissions should be done electronically.

The purpose of the Architectural Review Committee (ARC) is to review the proposed plans for compliance with the Covenants, Conditions, and Restrictions (CCR) of Round Tree Estates Association.

The board performs two principal areas of review:

1.       First, compliance with the technical aspects of the CCR is determined, such as minimum square footage of the dwelling, setback lines etc.

2.       Second, compliance with the aesthetic aspects of the CCR, such as desirable architectural design, roof pitch and  design, quality and type of finished materials, color of house and shingles, etc. Plans will be approved only if they meet and adhere to the CCR. Refer to the CCR prior to submitting plans.

You will be notified in writing of our approval or rejection within two weeks from the date the committee receives your complete plan proposal as described below.

 

1)  One set of plans must be submitted for review, and must include at a minimum:

1.       Signed, completed design review form (this document).

2.       Comply with “RTE Architectural Review Standards” (Obtain recent copy from ADC committee member).

3.       $2000 Refundable Deposit must accompany this application

a)      A refundable construction deposit of $2000.—is required and payable to RTE Home Owners Association Inc.   Strict compliance of the Associations CC&R’s and Design Guidelines is required during the construction of the home for a full refund of the construction deposit which may be subject to the collection of sanctions upon final review.  The builder must submit a current certificate of insurance to the RTE Homeowners Association Inc. with this form.

b)      Deposits are required anytime a County building permit is required that affects the exterior of the home.

2) Lot Clearing: Clearing and grading cannot commence until your request has received approval by the

ARC. Any further additions to the lot cannot be made without submitting plans and receiving approval from the ARC.  Any deviations from the above two statements will be a violation of the CCR.

 3) Ongoing Construction: As your construction progresses, periodic inspections will be made by members of the ARC to note any deviations from the approved plans by the builder or owner. Under unusual circumstances, if needed changes arise during construction; such desired changes are to be requested in writing to the ARC.

During the course of construction gravel must be cleaned up (frequently) off the road, if need the ARC will use part of the deposit to hire a sweeper.  Keep in mind this is not just in front of the house site but also the entire road as often the trucks will dump gravel on the way out.

 This application is valid for 2 year from the date the ARC’s dated approval letter for new construction and 6 months for remodeling.  If new construction has not begun during that period of time a new application will be required.  If construction of a building has not begun within one year after ARC’s approval the original deposit will be refunded.

All checks written for the ARC application and fees shall be made payable to Round Tree Estates Association.  Submit this completed Application with all required documentation to:

Under no circumstances can any exterior changes be made without this approval.

Submitting a Plot plan application to the ARC has the same requirements as the County and is required when:

Plot maps can be hand or electronically drawn and must include the lot’s boundaries.

Please provide the following information for all that apply

  1. When first developing your lot the plot map should show the following.
  1. If adding a new building to your lot, provide an updated plot map

Are there any Drainage easements being affected by excavation? (CC&Rs 4.14)

Below are some additional rules from CC&Rs and ARC standards that should be reviewed prior to submitting the application.  Note the owner should familiarize themselves with all of the CC&Rs and ARC standards.  This is just to get you started.
